The past month has been a killer but tremendous progress is being made on getting the house in good enough shape to go on the market and fetch a decent price. 90% of the clutter has either been boxed up and put in storage, donated to a local thrift store or carted off to the dump. A privacy fence has gone up around the backyard and enough new plants and seeds are in the ground that the garden will be beautifully lush in a month or so. Fresh paint's been slapped on the exterior trim in the rear and 3/4 of the concrete work in the basement is finished. Two rooms need some sheetrock and a lot of the interior needs coat of paint or two but things are on track to have the place ready for market soon.
It seems like we've lucked into a great time to be selling. For some crazy reason, our neighborhood is the city's latest "hot" place for real estate. I'm amazed at what some of the places are going for but still keeping my estimates of what we can get at a conservative level. I'd much rather end up with a spare 20-40 kilobucks than plan on getting top dollar and be in a bind when buying our next place.
Finding the new place will be an adventure all on its own. While prices aren't rising as fast in some surrounding areas, they are still climbing more quickly than I can believe. It doesn't help that we're being picky about location and condition. A house needing some work is inevitable, so I expect some repairs will be called for. I'm fine with that as long as the basic bones of the house are sound. I just don't want to get stuck with a problem like a basement flooding at every rainstorm.
Much of my photo gear has gone off to storage but I held back enough to let me play a little bit. After all this housework, I figure I'll have earned a few days of playtime. Fingers are crossed for decent weather at the end of the month for a couple of outdoor sessions. It'll be nice to get out of the studio and back to some of my favorite locations.
